Update on The Grove from Mark Enderle

 
Dear Grove Members,
It has been quite a while since we updated everyone with news and reminders of “Happenings” at the Club.  The team has worked hard to continue to enhance The Grove Lifestyle and our Members have been proactive in contributing to this effort; by holding community-wide parties and events to augment the normal Club activities.  It is gratifying to see the growth and excitement around the community.
The following are some of the highlights of the year and a few reminders that we want to share.

Magnolia Park
Construction has begun in Magnolia Park.  The first model home, Harmony, is being framed and plans are underway to begin the second, Summertime.  In all there will be three initial models to choose from.  Pricing for these homes will be from the $800’s.  Four homesites have sold and the first home is ready to begin construction.
The model homes will be offered for sale and leaseback.  Terms of the lease include 5% return on the purchase price for up to two years.  Once the Harmony that is currently under construction sells, work on the Gathering Place and Bridge Bar will begin immediately.  The goal is to have the Gathering Place ready for the Summer of 2019. 
Guest Cottages
The Guest Cottages are on the schedule to begin once the Magnolia Park models and the Gathering Place are under construction.  These cottages will be available for members and their guests to rent while visiting The Grove or while waiting for their home to be complete.  The goal will be to begin offering these cottages for sale by midsummer and having them available for rent by Spring of 2019.
Referrals
The lifeblood of communities such as The Grove is referrals and the Referral Program has gained traction this year and will be continued into 2018.  The best marketing message is one that is delivered by a member.  It is far more impactful than one that shows up in the mailbox or in an email.  We encourage this participation by offering incentives to refer new neighbors and members.  In 2018, be on the lookout for a series of events designed especially for members to invite their friends to experience The Grove Lifestyle.  These will be fun and a great way to get friends to The Grove.
A big Thank You goes out to all of you that have referred your friends.  There have been 10 Referral Real Estate Sales and 6 Invitational Members in 2017.   
One important change to the Invitational Member program is that the dues incentive will be changed to 1 year from 2 years effective December 1, so if you have anyone who you think would be a good member, please let them know and we’ll be happy to get in touch and give them a tour.
Temporary Dog Park
There has long been a group of members who have asked for a Dog Park as a place for their dogs to be off the leash.  There is a plan for a full-scale Dog Park adjacent to the Arno-College Grove Road entrance.  That will probably not be ready until late 2018 or perhaps even 2019.  So, the team has found a spot for a Temporary Dog Park on the left-hand side of Wildings Blvd as you approach the Eudailey-Covington gate.  Please respect others by cleaning up after your PUP and being aware to avoid conflicts before they happen.  The park should be ready for use by the first of December.
2018 Dues
In spite of all the good news included in this message, there is still the reality of a growing private club community.  We are making great strides in balancing the budget for the Club and the POA, however, we are still anticipating losses in the hundreds of thousands of dollars for 2018.  The cost of operating the Club and POA continues to increase as we compete for resources in Williamson County. 
The budget process for 2018 is drawing to a close and everyone should expect a Dues increase for 2018 in the range of 5%.  The good news is that the growth in the Community and the Club as noted above continues to shrink these deficits.  More detail will be provided at the Property Owner’s Meeting in February after we get final year-end results.  The partners appreciate everyone’s support and look forward to the continued growth of The Grove.
