Our favorite small towns in Williamson County, Franklin, Leipers Fork, and Arrington, were the focus of a recent Southern Living Magazine article, 'Franklin, Tennessee, Is a Magical Fall Destination.' The Best of the Best  Throughout the article, we are reminded of the magic of Franklin and all the kind words it has received from locals and visitors alike. The name "Franklin" is usually embellished with flattering descriptors such as "the prettiest," "most charming," "friendliest," "most romantic," as well as a "Southern dream town" and the "nicest place in the South." As mentioned by Southern Living, Franklin may be small in comparison to its northern neighbor, Nashville, but that hasn’t stopped this flourishing city from being named one of the fastest-growing cities in America from 2010 to 2019 by the U.S. Census Bureau. A Day in Town Upon the first arrival to the quaint, 16-block historic downtown district, you'll stroll upon Main Street and its array of small, local businesses occupying restored, historical gems such as The Franklin Theatre. Our favorite small town, Franklin has yet another award to add to its mantle. Money Magazine recently named Franklin in the "10 Best Places to Retire in the US in 2022," for the second year in a row, citing "Franklin regularly makes our top 10 Best Places to Live list for all ages, but with 37% of its residents 50 or older, it’s a fine place to retire too." Franklin took the eighth spot in 2020 for the "Best Places to Live," and as one of the top 5 “Best Places to Live of 2017." Franklin may be a small city but there is LOTS of history here…and it’s just in our backyard at The Grove! Here are a few of our favorite Franklin historical must-sees: Carnton Plantation Built in 1826, the Carnton Plantation is known for shaping Tennessee and American history. During the civil war era, the plantation was witness to one of the most violent battles and served as the largest field hospital in the area for hundreds of wounded soldiers. The Carter House Just south of downtown, you will find the Carter House. The one-and-a-half story brick landmark is one of Franklin’s most historical gems. Fountain Branch Carter, a local business and farm owner built the home during the historical Civil War era. During the Battle of Franklin, the home was taken over by Federals to use as their headquarters during the violent combat. The home is now dedicated to the remembrance of the Carter family and the soldiers who fought in the battle. Leiper’s Fork A quaint village that embodies simple living, Leiper’s Fork is a Registered National Historical District that showcases a few standing remains of 19th century Williamson County architecture. Travel back in time and enjoy authentic country cooking, friendly merchants, and family fun entertainment! The Lotz House Built in 1855, the Lotz House stands today as another survivor of the repercussions the Civil War left on the small town of Franklin. When touring the home, visitors will have the opportunity to catch a glimpse of the Lotz family past while viewing every room and learning about the heritage of historic furnishings, fine arts, and antiques. According to realtor.com, current housing inventory is expected to hit an all-time low. “If the trend we're seeing continues, overall inventory could near record lows by early next year," said Danielle Hale, chief economist for realtor.com. Fewer homeowners are listing their homes due to having lower interest rates compared to those being offered now, decreased consumer confidence, older generations choosing to age in place, and accelerated home price growth over the past year. But, for those without such means or membership, the dream of playing professional golf is often beyond reach. With this group of players in mind, The Grove, a top-flight golf community near Nashville, has developed the Rewards Program for collegiate golfers pursuing a pro career. By providing access to their premier course and practice facility, the Grove offers a home course where these young golfers can hone their skills and support one another on their way toward national ranking. “Golf has been intrinsic to my success in business, in life and in relationships,” says The Grove’s Managing Partner Mark Enderle who embraced the program as a way to “extend golf’s positive influence on young people who have demonstrated a high respect for the game.” By giving these players a home course and full access to club facilities, Mr. Enderle also admits these young golfers have become “a part of The Grove’s golf family. We take great pride in their achievements and support them through their losses. It’s a long-term relationship,” he says. Returning to Franklin, TN for the second year this September is the Pilgrimage Music and Cultural Festival in The Park at Harlinsdale. Here is what makes Tennessee Whiskey stand apart: All Tennessee Whiskey is from Tennessee, but not all whiskey from Tennessee qualifies as Tennessee Whiskey. It must be aged to be considered Tennessee Whiskey otherwise it is labeled as Corn Whiskey. Jack Daniel’s distillery is located in Moore County, in the city of Lynchburg, Tennessee. Moore County is a dry county meaning that it allows no alcohol sales at all. This law was set in place in 1910 and was never repealed by the citizens of Lynchburg. (Interesting, right?) Jack Daniel’s current Master Distiller is named Jeff Arnett and is only the seventh one in 146 years. (Talk about job security!) This dairy farm has been family owned for five generations and they are committed to quality, family, and supporting local farming. They have recently opened a store on the farm where they sell their own pasteurized milk, offered in every option you can imagine. They also carry locally made foods such as fresh baked goods, cheese, eggs, and farm fresh meat. Have a lunch here while sitting outside and enjoying the surroundings of the farm! Be sure to take a tour of the farms to go into the barns where the cows are milked, travel the pastures, and visit the creamery. Get up close and personal with the sheep, goats, and cows too! The Main Street Festival is one of our favorite events of the year. It’s a two-day weekend event on April 25th and 26th attracting 125,000 attendees and generates nearly $3 million in economic impact. The free street festival has long been recognized as a favorite in the Southeast with live entertainment, arts and crafts as well as food from across the world. Here are a few highlights you can look forward to: Craft Exhibits: The festival will feature over 200 arts and crafts vendors with original and handcrafted items. The Park at Harlinsdale Farm 239 Franklin Road This park is famous for breeding walking horses. It offers a laid back environment to calm your nerves reconnect with enjoy nature. Go for a hike, have a family picnic or play catch in this pristine environment. While the park spans 200 acres, 60 are open to the public. There is public parking available and temporary restrooms are also on site. Jim Warren Park 705 Boyd Mill Drive Those interested in sports will love Jim Warren Park. It's where the Franklin Cowboys and Franklin Baseball Club's games are played. In total, there are twelve baseball fields equipped with nighttime lights. There are also four football fields. Kids, teens and adults enjoy the park's eight tennis courts, two multipurpose fields and basketball court. There's also two playgrounds for the kids. In total, the park spans 58 acres. Other park amenities include a spacious enclosed pavilion, public restrooms, grills and picnic tables. The park's pavilion can be reserved for a party if you call ahead in advance. On the typical day, you'll find baseball games, picnics, grillers and people jogging on the park's two and a half mile trail. There's even a catch and release pond for fishing and a skate park that features a 16 foot bowl, ramps, hand rails and ledges. Liberty Park 1661 McEwen Road This 85 acre park has baseball fields, a concessions stands and more. It is set to undergo a facelift in the near future that will add pavilions, tennis courts, a disc golf course, hiking and biking trails, a skate park and a covered amphitheater. Winstead Hill Columbia Avenue Winstead Hill spans 61 acres. It features a ¾ mile trail for walkers and joggers. There's ample parking, public restrooms and plenty of history as the park is situated on a historic battle site. Pinkerton Park 405 Murfreesboro Road Those in search of rest and relaxation often choose Pinkerton Park. Here, you'll find nearly two dozen picnic tables and three pavilions. It provides a wealth of open space for family gatherings and large events. The park can be conveniently accessed from downtown Franklin through the Sue Douglas Berry Memorial pedestrian bridge. Golf courses are closing across the country as fewer and fewer people seem to have the time, money and patience to play the game, but across the Nashville region, golf communities are thriving. Doug Herman isn’t surprised. His company, Legend Homes, builds custom homes in Westhaven, the golf community in Franklin, and in the Grove, Middle Tennessee’s newest golf community located in southern Williamson County. “Not everyone plays golf, but they love the environment. It’s a lifestyle choice,” said Herman. Taylor Walker agrees. Even when he doesn’t have time to play the 18-hole course just steps from his door, his family enjoys the resort-style amenities at Foxland Harbor on the shores of Old Hickory Lake in Gallatin. “Even if you don’t play golf, it’s more walkable than your average neighborhood,” said Walker, who manages the Hendersonville branch of Wilson Bank & Trust. More than just golf In fact, the majority of homeowners in the region’s golf communities seem to be there for the lifestyle, not just the golf. Those communities include Westhaven, the Grove and the Governors Club in Williamson County, Foxland Harbor and neighboring Fairvue Plantation in Gallatin, and Five Oaks Golf & Country Club in Wilson County. In Robertson County, Milam Builders offers homes in the gated Pebble Brook community. Only 35 to 40 percent of the residents of a typical golf community actually play the game. That holds true at the Grove where, despite the community’s premier golf course, most residents are there for other reasons. Those include the pool, tennis and social activities at the clubhouse, said Mark Enderle, a partner in Terra Verde, the company developing the community. The Grove will have 820 custom homes when it is complete. More than 50 have been completed so far. The community is in College Grove near State Route 840. “These communities get labeled as golf communities, but they’re really lifestyle communities,” said Enderle. “You make your decision how to spend your leisure time. Our residents spend it where they live.” Stories about golf’s demise have persisted for years, he said. Time magazine, for example, reported that sales of golf equipment are down and more courses are closing than opening. Reasons include busy schedules that don’t allow for hours swinging a club at a little ball, the expense and the difficulty of learning the game. None of that affects golf communities, said Enderle. “They’ve been writing golf’s obituary for years,” he said. Compared to Atlanta and other cities, Nashville is “seriously under-golfed,” he said, with few opportunities to live along a course. “I’m looking for 800 people, really 400 people, who want to play golf.” A ‘safe haven’ The Governors Club, the gated and guarded community in Brentwood, offers golf, a full social calendar and something else — a “safe haven” for families, said general manager Jim Fitzsimmons. “It’s priceless. Your kids are safe,” he said. “Being inside your world here is comforting.” Regent Homes President David McGowan noticed that even non-golfers are interested in living in a golf community. Regent builds homes in Westhaven in Franklin. “A lot of people move here for the environment of the course, the green space,” he said. Goodall Homes Realtor Todd Reynolds said living in a golf community helps residents make the most of their free time even if they don’t play the game. The company built the Foxland Harbor home where Taylor Walker and his wife, Katherine Walker, live. It also builds in Fairvue Plantation. After moving back to Middle Tennessee, the Walkers didn’t want to buy a home in an ordinary subdivision. Instead, they were looking for “something a little different,” said Taylor Walker. At Foxland Harbor, they can walk to the clubhouse for social activities, dinner in the restaurant or to watch a game on television, he said. That convenience is the true advantage of golf communities, said Reynolds. “You’d make the assumption that most residents are golfers, but fewer and fewer are golfers.
